Johnny Ronan site added to BidX1 online auction by receiver as price falls to €2m

The receivers and agents who are undertaking its sale have also submitted it for auction on the BidX1 platform on October 24.

Known as St Valery’s, the site overlooks the M11, with access from Enniskerry Road, near Bray.

In 2018, Mr Ronan was refused planning permission for a €50m “sports” hotel on the lands which would have been a 141-bedroom four-storey over-basement hotel targeting sports tourism, with a bias towards one of Mr Ronan’s favourite activities, cycling.

Last April, agents CBRE offered a somewhat larger site to the market extending to 12.4 acres, whereas the site currently for sale is 11.5 acres, after it emerged during the sales process that 0.9 acres was not for inclusion.

Three different types of zoning apply, with 4.6 acres available for residential development, 4.4 acres for open space and 2.5 acres for tourism.

The plot is bisected by the Bray River. It also includes St Valery’s house, a protected structure which was built in 1810 but needs significant redevelopment.

Located on the western side of the M11, it is 2.5km from Enniskerry and 3km from Bray town centre, and is accessible from the Enniskerry Road through Berryfield Lane, in Fassaroe.

At the time of its initial launch last April, the receivers Declan McDonald and Ken Tyrrell, of PWC, also offered another Ronan group site on the corner of Leeson Street and Appian Way, Dublin 4 for sale, also with a €2.75m guide price.

Darragh Deasy, of CBRE, who is handling both sales, says that negotiations on the latter’s sale are continuing with a number of parties.

The latter site extends to 0.23 acres, and Mr Ronan had applied for planning permission for an apartment development on it.

It previously had planning permission in 2016 for 16 apartments in six storeys, but that lapsed.

A more recent feasibility study indicates potential for a seven-storey over-basement development providing 22 apartments.
