Meor will allocate 1.50 million dollars to NL in a 7-year plan – El Financiero

Meor, a real estate developer of industrial parks, will install a couple of this type of complexes in Nuevo León (NL) for which it projected an investment of 1.5 billion dollars (mdd) in the next five to seven years in Mexico.

“We are in due diligence on a land in Escobedo and a land in Ciénega de Flores, to announce the acquisition and start-up at the end of the year,” said Javier Camarena, investment director of Meor, noted in an interview with El Financiero.

He explained that “in the process we buy the land and develop the industrial parks, we are not like the fibers that buy the already developed asset, sometimes it can be too, but normally we do the development of the parks.”

Currently, the firm that operates under the HubsPark brand has a facility in Apodaca.

Meor is a company based in CDMX that was founded in 2006. Although its headquarters are in the center of Mexico, its focus is in the north, since in addition to the aforementioned Apodaca park, it has four others in Tijuana and two in Ciudad Juárez. ; in addition to having 50 employees.

Camarena stressed that the automotive, electronics, medical devices and logistics industries are its most relevant clients.

“Mainly the USA is half, yes we have received interest from Asia, China the main one, but also from Taiwan, South Korea.

“In 2022 we came up with a plan to make eight developments with an investment of 3,600 million pesos, obviously due to this whole issue of nearshoring as it has been heating up, we concluded these two years exceeding the amount we had announced, we ended up developing projects for a total of 5 billion pesos.”

The corporation is funded by institutional investors, CKD’s, Afores, insurance companies, funds and family offices.

According to the Mexican Association of Private Industrial Parks (AMPIP), in 2023, 2.79 billion dollars were invested in the construction of this type of real estate, which represented an annual increase of 54 percent.

By 2024, the AMPIP projected an annual increase of 14 percent.

The organization stressed that one of its concerns and difficulties is the lack of energy supply, which limits the arrival of even more foreign investment.

Between 2022 and 2023, an accumulated demand of 3.1 million m2 was recorded and it is estimated to be 6 million m2 by 2027.
